The two of us have an extensive rental property portfolio with all properties in Jacksonville. The concern with our newest rental property was the tenants. We bought an apartment building in downtown Jax. The area is great, the apartment is in good condition, the tenants are terrible. The one couple leaves garbage in the yard constantly. I was always fighting them about a grill, hammock, trash, and other pointless things. One woman fed stray cats that hung around the property. Another tenant liked to smoke weed right by the front door. It was significantly destroying the value of the place. Not only that, dealing with them was horrible. My brother and I both agreed that the Jax rental property had to go. Selling a Florida apartment was very difficult. Not many people want to invest in something that large. When they toured the place nobody was interested anymore. It looked like selling an apartment for cash was the right move. Honestly the cash for rental apartment deal was the best.
