I didn’t need to do anything to the roof. The woman was willing to add an up-to-date roof plus deal with insurance. I was so relieved to have that headache taken care of. I am sure I could have gotten more currency at the end of the day if I paid for a cheap roof, got insurance, and then listed it. My time is worth a lot to me though. I also can’t put a price on my sanity. I didn’t want to mess around with it.
