While Jacksonville, Florida, is a wonderful place to live, the weather can be problematic. I love the proximity to the ocean, access to St. John’s River, white sand braces, blue skies and sunshine. There are great restaurants, sporting events, theater, live concerts and so many activities and opportunities. Unfortunately, there are also hurricanes, high winds and torrential downpours that knock out power lines and cause flooding. My husband and I were delighted to buy a house with a view of the river. We didn’t question why the house had been completely renovated. It didn’t occur to us that the property is located within the flood zone. We lived there for three years. When hurricane conditions hit Jacksonville, our house filled with dirty water. It destroyed the HVAC system, water heater and nearly all of the appliances. The water damaged the floors and walls and undermined the foundation. The house was no longer safe. It wouldn’t pass inspection or qualify for insurance or financing. We couldn’t sell the house via listing with a real estate agent unless we were willing to tackle the many repairs and renovations. We preferred to sell for cash. We appreciated the smooth, swift and stress-free process. We didn’t need to deal with any of the hurdles associated with a traditional property sale.
